Whom should we follow??

It’s truly a million-dollar question. The answer may not be the same for all.

You need to think patiently, your gut combined with your best judgement will assist you to find the right answer for YOURSELF.

There are some external factors which pushes our brain to think a little deeper and counter our own intuition and hence we fall in a state of extreme dilemma which sometimes forces us to take an impulsive decision.

It’s only you who knows your financial commitments better than anyone else in the world, be it a wealth manager, financial planner or any other external expert.

Attractive offers, marketing strategies, fear of missing out (FOMO) pressure, etc. are some of the external factors which tempts you to take a quick decision and we get carried away to conclude in a hurry.

In my opinion, when it comes to Real Estate, we should not take any impulsive decisions and stop thinking about all the external factors since this will have a long-term impact. What will you miss? Honestly NOTHING.

“When you have money, everything is affordable 

and the vice-versa is equally true”

Rather, you should spend more time to plan your long-term cash flows wisely considering all your monthly commitments, family emergencies, children education, etc. and most importantly SAVINGS for any unprecedented situation in future.

Has your income really outgrown in the last few years? Please check your bank statement carefully and draw your net worth.

If all the boxes are ticked and you are satisfied that you can easily manage your cash flows in the long term, its always preferred to own a House than a rented property.

However, be careful and always remember that there is no harm in buying a small house and then look for an upgrade in future but the vice-versa might be painful.

Let's slow down and think wisely, before you plan your house-warming ceremony.

Thoughts on Real Estate Investing

It's proven over the ages that Real Estate is a safe and rewarding investment. It will never let you down if you research and plan your cash flows wisely.

Investing is a continuous process and requires a lot of effort in research and analysis before putting in your hard earned money and that too when you think about "Real Estate investing", it requires a lot more conscious call due to its higher investment value.

People often think a lot and takes longer to invest in property as compared to any other investments which is quite obvious due to its value of investment but, Is this the only reason for taking so long to decide? might be NO.

Generally, people talk but do not research about real estate investing as much as they do for other investments like stock market, gold, mutual funds, bonds, fixed deposits, etc. which eventually keeps them away from the property market.

There are few real estate facilitators who actually assist the investors with unbiased counselling rather than only meeting their sales target or being focused on their commission income.

Investors should do their extensive research on project location, reputation of a Builder, construction quality, timely completion of a project, etc.

The current digital era and the law of RERA has made the access to information lot more easier than before for the investors to analyze and wiser decision making.

An investor always try to benefit from the laws of the land to achieve higher return on their investments but they should also think beyond tax exemptions, government statutes, laws, etc.

An investor should put his investing principles first followed by the tax benefits and not the vice-versa.

"Laws and Investments are planned with a different mindset"

No point in playing too safe or too risky instead research and plan your finances well for a better and faster return on investments.

Factors like investing in Under construction vs. Ready-to-move-in, Leasehold vs Freehold, etc. depends on an individual's perspective. The wiser option would be to work out the numbers and then take an informed decision.

Extract of Real Estate Operational Update -  Q1 FY 2020-21 

·        SOBHA posted its highest ever income, sales volume and collections during FY-20 despite challenges thrown by COVID-19 during last fortnight of the fourth quarter.

·        India's real estate sector has been hit hard by the COVID-19 pandemic.

·        Demand for both residential and commercial property in India remains tentative and as a result new launches during the quarter remain muted.

·        While it will prompt the real estate sector to go back to the drawing board, it also offers new avenues to explore innovations and fast-track incorporation of new technologies, be it construction technologies, home automation, loT or Al.

·        The pandemic has opened a new era of selling real estate. Going forward, developers are expected to be more focused on digital strategies and reach out to the millennial that constitute the larger part of buyers.

·        Priorities of people have also changed, and they now have realized the importance of owning a home, especially the ones that can guarantee safety and security.

·        Clocked 70% of sales volume during Ql-21 as compared to Q4-20.

·         Bengaluru is amongst the least impacted metros from COVID-19 so far and has contributed 74% of sales volume during Ql-21 along with other regions also contributing meaningfully.

·        With more and more companies opting for work from home, inherent demand for better quality homes, low interest rates and other benefits extended by government, demand is likely to sustain in the coming quarters and organized players are expected to perform better.

·        During the quarter, achieved sales volume of 650,400 square feet valued at Rs 4.88 billion, with a total average realization of Rs. 7,498 per square feet.
